PROJECT MANAGEMENT
Consultant coordination + oversight to complete project. Assistance with full project scope schedule + budget preparation.
PRE DESIGN
Identification of project program + space needs. Investigation of pertinent building codes + constraints.
SCHEMATIC DESIGN
Preliminary design + visualization. Identification of applicable outside consultants for project.
DESIGN DEVELOPMENT
Project development through design drawings + schedules to capture the full project scope. Presentation of project specific fixtures + finishes. Coordination with outside consultants.
BIDDING & NEGOTIATIONS
Coordination with General Contractor(s) + consultants to price full and/or partial project scope. Pricing coordination assistance from initial budgeting to full final scope. Bid leveling and comparison to assist in General Contractor Selection.
CONSTRUCTION DOCUMENTATION
Preparation of full project documents for bidding + construction. Coordination with outside consultants to document all aspects of project.
PERMITTING
Drawing preparation and coordination with regulating agency + general contractor to permit project construction.
CONSTRUCTION ADMINISTRATION
On-site observation weekly and / or as required to facilitate construction of design. Review and approval of Contractor submittals and shop drawings. Preparation of additional information / drawings to clarify design + detail intent. Review of payment requisitions from General Contractor.
PROCUREMENT ASSISTANCE
Sourcing assistance and order coordination for project fixtures, finishes, hardware, accessories + furnishings.
